• Rates are based on double occupancy. Additional guests are $30 per person. Limited Space available. Taxes are additional to displayed rates. Rates are subject to change on holidays and selected dates.

• Two Day Minimum stay weekends of July and August and some Holidays.

• No smoking indoors

• If you intend to bring children, please call since the capacity to accommodate them is limited.

• I have a Yellow Labrador Retriever "Piper Sir Maximillion" AKA "Max". I respectfully ask that you leave your animals at home in order to limit chaos.

• Advance deposit of first night required.

• Two week advance notice required for deposit refund (less cancellation fee).

• Cancellation fee - $15.00

• If less than two week notice of cancellation is given and rooms are not re-booked, your deposit is forfeited.

• Large group reservations need 30 day advanced notice of cancellation.

• Check in: 3 PM - 5 PM.

• Late arrival, please call ahead: 716-946-5547 or you may have to check yourself in via video.

• As a courtesy to other arriving guests, please be sure to have the room vacated by 11 am.

• Late check out fee - $20 per additional hour may apply

• We are not responsible for items lost or left behind.

• Returned Check Fee $25
